Policy and Basic Approach
To increase the objectivity and reliability of DHR’s initiatives in reducing the environmental burden of properties, DHR intends to increase medium- to long-term asset value and acquire environmental certifications.
Even at DHR’s properties without any environmental certifications, through initiatives such as conversion to LED lighting and the introduction of energy-saving air conditioning and water saving equipment, DHR works to reduce its environmental impact by promoting energy savings and proper sorting and disposal of waste.
KPIs and Main Initiatives
DHR plans to increase the percentage of properties with environmental certification (gross floor area basis) to 75% or more by the fiscal year ending March 2031.
DHR is proactively working to obtain environmental certifications for its many ongoing efforts to realize a sustainable society in addition to improving environmental performance, for example through converting to LED lighting at its properties.
Additionally, because the Asset Manager has asked its sponsor to consider acquiring BELS Certification, CASBEE Certification for Buildings, and other environmental certifications while their properties are in the development stage, more properties are already certified by the time DHR acquires them.

ZEB/ZEH Certification
Net Zero Energy Building (ZEB) refers to a building that is aimed to achieve zero primary energy expenditures in annual building consumption by working to save energy with improved heat insulation and high-efficiency equipment while maintaining a comfortable indoor environment and by creating energy using solar power generation and other renewable energies. As part of the BELS Certification System, ZEB assessments indicate the progress toward these goals with four different ratings: “ZEB” (highest rating), Nearly ZEB, ZEB Ready, and ZEB Oriented. DHR has set the following targets to further implement ZEB initiatives going forward.

Biodiversity-related Certifications
DHR property Royal Parks Toyosu was certified under the Japan Habitat Evaluation and Certification Program (hereinafter referred to as “JHEP”), and Royal Parks Hanakoganei received certification from the Association for Business Innovation in harmony with Nature and Community (hereinafter referred to as “ABINC” and “ABINC certification”).
DHR has set the following targets in consideration of the impact on business from rising biodiversity needs of customers.

DBJ Green Building Certification
DBJ Green Building certification is a certification system established by the Development Bank of Japan Inc. (DBJ) to support real estate that is environmentally and socially conscious (Green Building). It assesses and certifies properties that are required by society and the economy, based on a comprehensive assessment of environmental performance, disaster prevention, consideration of the community, and other actions taken for various stakeholders, and supports those efforts.

CASBEE for Real Estate Certification
CASBEE (Comprehensive Assessment System for Built Environment Efficiency) is a system for performing a comprehensive assessment of the overall environmental performance of buildings that is being developed and promoted in Japan under the guidance of the Ministry of Land, Infrastructure, Transport and Tourism.
CASBEE for Real Estate Certification is a system in which a third-party agency examines the CASBEE assessment of a building and certifies that it is accurate. The assessment is based on a four-scale system (S rating: ★★★★★ to B rating: ★★).

BELS Certification
BELS Certification
The Act on the Improvement of Energy Consumption Performance of Buildings (“Building Energy Efficiency Act”) calls on real estate companies and certain other parties to label the energy saving performance of buildings. BELS is a system where third-party institutions evaluate the energy saving performance of buildings based on evaluation standards set by the Ministry of Land, Infrastructure, Transport and Tourism. The BELS certification is represented by the number of stars on a seven-tier scale (★★★★★★ to no stars) for non-residential properties and residential properties equipped with facilities for renewable energy, and on a five-tier scale (★★★★ to no stars) for residential properties without facilities for renewable energy from April 2024 onward.

ZEB and ZEH Certification
ZEB Certification
Net Zero Energy Building (ZEB) refers to a building aimed at annual zero primary energy balance by saving as much energy as possible with such means as better heat insulation and high-efficiency equipment as well as generating energy by solar power generation and other power generation methods for self-consumption, while maintaining a comfortable environment.
Under the BELS certification system, the ZEB evaluation is represented in four levels: “ZEB” (highest evaluation), Nearly ZEB, ZEB Ready, and ZEB Oriented.
DHR targets to increase the number of properties with the ZEB certifications (including Nearly ZEB, ZEB Ready and ZEB Oriented) to 20 properties by the fiscal period ending March 31, 2030. Going forward, DHR will promote various initiatives to improve environmental performance of the properties in the portfolio through such efforts as conversion to LED lighting and installment of solar power generation system and realize a sustainable society.

LEED Certification
Leadership in Energy and Environmental Design (LEED) is a certification system developed and operated by the non-profit U.S. Green Building Council (USGBC) and examined for certification by a third party institution to assess the environmental performance of buildings and urban environments.
The certification level is represented in four levels (Platinum, Gold, Silver, and Certified).

JHEP Certification
JHEP Certification
JHEP is a certification system to objectively and quantitatively evaluate and certify the degree of contribution to biodiversity conservation. The value of biodiversity is compared before and after a project, and if the value after the project is equal to or greater than the value before the project, it is certified by a third-party organization as a project that contributes to biodiversity. The certification rating is represented on a six-tier (AAA to B+) evaluation scale.

ABINC Certification
ABINC Certification
ABINC is a certification system to evaluate and certify biodiversity-friendly initiatives based on the “Promotion Guidelines for ABINC” developed by General Incorporated Association Japan Business Initiative for Biodiversity (JBIB), and no certification rating is assigned.
